Villa San Simone is only 5 kms. far from the 14th century walls of Pistoia, a charming city of art in Tuscany. It is an ancient residence located at the slopes of the hills between Pistoia and Florence ( 30 min. to Florence, 40 min. to Lucca, 50 min. to Pisa or Viareggio, and 60 min. to Siena and the Chianti shire ).

The villa was built at the end of the 18th century on the ruins of a romanic church dated 1000 p.C. and it took its name San Simone. It is surrounded by a secular olive-yard and woods with deers and it has got a wide shadowy garden.
San Simone offers four (six in 2011) full equipped apartments with every kind of comfort and it has been furnished with fine design and aged furniture.

The owners, Lidia and Sandro, who live in the Villa, are two well known architects, who restored this building in order to live in, will welcome you share the peace, the elegance and the beauty of Tuscany architecture and landscape.

Villa San Simone is not a luxury hotel nor a villa to rent as here you won’t find severe concierges, immense halls and electronic door keys. On the contrary you will enjoy the quite smartness of the place, the comfortable furniture, the magnificent green of our garden and the surrounding woods but above all the warm welcome that will make you feel at home.

Villa San Simone has a large garden (1000 sqm.) shaded by secular trees.
It is surrounded by olive groves and forests and a peaceful private terrain of about 60.000 sqm., where deer and squirrels live.
The large fenced garden surrounding the Villa is at complete disposal of the guests and it is equipped with chairs and tables, comfortable armchairs, chaise-longues, barbecue, ping pong table. At a lower level there is a smallest fenced vegetables and flowers garden with lemon and orange trees.

1- Highway A11 - At the exit PISTOIA turn to the right
2 - At the first roundabout go straight on
3 - After 2 traffic lights at the 2° roundabout turn to the left
4 - At the traffic light turn to the right in Via Antonelli
5 - After Candeglia, at the sign for Santomoro turn to the right
6 - After the street number 94 on the road, continue for 300
meters and then take the small stone bridge to the right
7- After 400 meters (dirt road) you are in Villa San Simone
